Assets in the 5 to 80 unit range are too large to run casually and too small to carry much slack. They sit below the onsite staffing threshold, where mistakes compound quietly and governance often happens through delayed financials and instinct.
That would be manageable if the segment had a real operating standard. It does not.
Most industry content is built for properties with deeper infrastructure. Most owner conversations are either too general to be useful or too transactional to be candid. Owners of small multifamily assets are often left asking versions of the same question:
How would I know if my property is actually being run well?
The Council is being built to answer that question with more than opinion.
It exists to do three things:
- Publish practical, evidence-backed artifacts for owners below the onsite staffing threshold.
- Create a selective peer forum where operators can talk honestly about execution.
- Define a clearer operating standard for this segment than the market currently offers.
This is not a content brand built around generic advice. It is a standards-setting operating forum for owners who want sharper visibility into the assets they are responsible for.
